Customer Service and Communication – Quality and effective property management involves more than collecting rent, we offer a comprehensive service including marketing, tenant selection, assessing and receiving rent, lease preparation, property maintenance, inspections and portfolio advice. Inspections and Reviews – Routine inspections are carried out regularly to ensure that a tenant is maintaining the property and to check is any maintenance is required. We then provide you with a report as to the manner in which the tenant is maintaining the property and we will make recommendations for any future improvements. Your Property Manager will conduct regular rent reviews and discuss with you the current market assessment and compare it to the existing tenancy, from that position we will advice of any appropriate rent increases. A final inspection is carried out should a tenant vacate. This ensures that the property is left in a manner consistent with the condition report completed at the commencement of the tenancy, prior to the payment of bond held by the RTBA (Residential Tenancies Bond Authority).

Insurance – It is vital that your property has sufficient insurance. We have taken the time to thoroughly research policies and insurance companies that can offer our clients adequate cover at a competitive price.

Tenant Selection – One of the most crucial stages we endeavour to get right is tenant selection. As well as a thorough reference check, we take the extra time and care to find out as much as possible about the applicants. We want to minimize any possible future problems and therefore undergo an in depth screening process before appointing a successful applicant to your property.

Maintenance – When you own an investment property, maintenance is a very important factor. Should it be required, our process is to offer advise, then provide you with several competitive quotes, to supervise the work and to ensure that a final inspection is carried out. We have a list of local tradespeople who will respond quickly and professionally or we can contact any of your own preferred tradespeople on your behalf.

Accounting and Payments– Our property management department has its own dedicated Trust Account Manager that provides an efficient and reliable service. We offer a number of rent payment methods for tenants including electronic payments, cheque and money order. Rental income is deposited directly into your nominated bank account. A quick and safe banking procedure is a very significant aspect of an investment property and property management.
